Lage

QUIET RESIDENTIAL AREA WITH GOOD CONNECTIONS

The villa is located in the fairytale district bordering a forest area, not far from the Köpenick S-Bahn station in the green Treptow-Köpenick district. The quarter was built in the 1920s and 1930s and is largely under monument protection. The district takes its name from the streets named after the fairy tale characters of the Brothers Grimm. A relaxed design with predominantly one- to three-family houses in the style of city villas and large front gardens give the district its flair of a garden city - middle-class and green.

TRANSPORT CONNECTIONS

The joyful settlement of people in the fairy-tale settlement is due not only to the natural character but also to the very good transport connections including the S-Bahn, motorway and federal road.
The local public transport infrastructure is due to the proximity to the Köpenick S-Bahn station with the S-Bahn line S3 (Friedrichshagen/Erkner - Grunewald/Spandau) as well as the tram connections M62, 63, 68 and the bus connections 164, 169, 269 to Alt -Müggelheim/Schönefeld. The S-Bahn line S3 serves as a direct feeder to Berlin city center. The local infrastructure is about to see a major improvement: the Köpenick S-Bahn station will be expanded into a regional train station by 2027 and will further optimize travel times for commuters.
Via Mahlsdorfer Straße you can reach the B1 federal highway within 10 minutes by car, and in the opposite direction within 15 minutes you can reach the B96a. Both routes take you to Berlin city center within 20-30 minutes.

City-West can be reached in around 40 minutes via the federal highways and their connections to the multi-lane A100 motorway.
The proximity to the new Berlin-Brandenburg Airport (BER) for additional holiday trips is good. In addition, BER and the nearby TESLA location support the positive economic development of the area.

EDUCATIONAL INSTITUTIONS

The fairytale settlement and the surrounding area have daycare centers and a primary school and two high schools as well as the popular private school BEST Sabel, all within walking distance or by bike.
